Builder Specifications


 

Standard Builder Specification

Each home is individually crafted to meet or exceed the high standards listed below.  Several options and upgrades are available to tailor your home to your discerning taste.

Foundation

Footings:  Poured concrete

Walls:      3000 lb poured concrete 10" on unit and 8" on garage

Exterior walls damp proved to meet local building codes.

 

Superior 2x6 Framing

          Exterior walls:           2”x6” construction 16” on center

          Exterior garage:          2x 4" sill with 2"x4" construction

          Interior walls:           2”x4” construction 16” on center

          Sills:                       2”x6” pressure treated

          Floor joists:             2”x10” 16 on center

          Roof rafters:             2”x10” 16” on center

          Grade of lumber will be #2 or better and kiln dried.  Size of lumber will meet or exceed local

          building requirements.

 

Energy Efficient Insulation

Ceiling:                   R-38 fiberglass batts

Perimeter ceiling:      R-30 unfaced batts

Extension ceiling:      R-30 fiberglass batts

Basement ceiling:      R-19 unfaced batts

Basement blockers:    R-19 unfaced batts

Exterior walls:           R-19 unfaced poly

Garage to house:      R-13

1st floor to 2nd floor stairwell:  R-13

2”x6” construction allows superior energy efficient insulation throughout.

 

Sheathing

          Roof:                      7/16” OSB sheathing or equivalent

          Floors:                    ¾” tongue and groove sub floor

          Exterior walls:          7/16” OSB sheathing or equivalent

 

Roofing

          Roofing material will be asphalt shingles, architectural in style

        Manufacturer of shingles will be builder’s choice

        Shingles used will carry a thirty (30) year limited warranty

        Roof will have premium grade roof vents to ensure ultimate ventilation

        Featuring:  8” drip edge

          12" overhang at eaves

           8" extension on gables

         Low maintenance vinyl ventilating soffit

 

Exterior

          Vinyl soffets, facia

          Vinyl water table and freeze board

          Premium grade, low maintenance Certanteed ‘Mainstreet’ vinyl siding

          Siding applied over Tyvek or Typar

          Hardwood flooring is pre finished in all public areas (see samples in design center)

          Ceramic tile in bathromms and laundry

          Carpeting in bedrooms

          31/2" hardwood in all public areas (choice of color)

 

Kitchen

          Appliance allowance of $1200.00

          Center island Maple cabinety in choice of color and style         

           Icemaker hook up

 

Fireplace

          One zero clearance gas fired fireplace in living room

 

Interior Trim

          Window and door trim will consist of 3 ½” Colonial style molding

             Baseboard will be 5 ¼”

             2 1/2" trim around interior doors

          Interior trim to be painted with 2 coats of Benjamin Moore washable semi-gloss white paint

 

Interior Walls

 

Paint will be 2 coats of Benjamin Moore or equivalent of washable off white paint with eggshell finish

Color choices are available as an upgrade

 

Ceilings

          Painted are random rolled

          Ceilings are to be 8 feet in height with the exception of the cathedral and vaulted   areas

 

Shelving

 

          Standard plastic coated, ventilated closet shelving

 

Garage

          Two car attached garage with two windows and one entry door

          Garage doors are insulated raised panel vinyl

          Garage door openers with remote keyset

          Fully sheetrocked and random rolled painted

          Poured concrete floor 3500 pounds

Driveway

             Asphalt drive-size and shaped according to unit location

 

Front Walkway

            Pavers from driveway to front steps at builder’s discretion

 

Landscaping

 

          Builder to grade, loam, rake, seed all disturbed areas to blend in with the beautiful natural

          surroundings.  Decorative shrubs, trees and perennials in front of house and or garage and or

          porch at builder’s discretion.
